The Firm

Haddon Property Group is a real estate investment firm focused on the acquisition and asset management of institutional quality self storage facilities in primary and secondary markets throughout the United States. The firm will provide its investors the opportunity to diversify their portfolio by investing directly into cash flowing self storage properties.

Strategy

The firm aims to deliver superior risk adjusted returns to its investors by repositioning undermanaged facilities in high growth markets. Value is created via revenue enhancement and expense reduction measures that are achieved by aligning with best in class management companies. At Haddon’s direction, the management companies will implement sophisticated marketing campaigns while assisting in the execution of a comprehensive renovation program. In addition to pursuing value added transactions, the firm will pursue new facilities from developers who wish to exit projects upon receiving a certificate of occupancy.

The firm will acquire highly accessible properties located in markets demonstrating robust underlying real estate fundamentals. Haddon’s team will examine population growth, household income, school district rankings, and single-family housing values. Submarkets with a large concentration of apartments will be targeted as there is a natural demand from the residents of nearby communities living in space-constrained dwellings.

Leadership

Ryan Tustin, Founder & Managing Director

Prior to founding Haddon Property Group, Mr. Tustin worked for CAPREIT as an acquisition officer specializing in affordable housing and value added market rate investments. Mr. Tustin led the underwriting of approximately $3 billion of multifamily assets and assisted in the closing of transactions totaling 2,300 apartments and $250 million in capitalization. Previous to CAPREIT, Mr. Tustin worked as an analyst in JP Morgan’s Commercial & Investment Bank. He received a Master of Science in Financial Services from Saint Joseph’s University and a Bachelor of Science in Finance from Rowan University.

Jose Colon, Vice President for Acquisitions

Mr. Colon’s journey from Moorestown Friends School to Rowan University shaped his path in business. During his time at Rowan, he immersed himself in various aspects of the business world, from sales to acquisitions. Upon graduating with a Bachelor of Science in Business Management, he began his professional journey in sales, where he quickly demonstrated his knack for building relationships and closing deals. As his career progressed, he transitioned into the realm of commercial real estate, leveraging his business acumen and expertise to identify lucrative investment opportunities. With a keen eye for market trends and a strategic mindset, he navigates the complexities of real estate transactions consistently delivering results for his clients and stakeholders.

Denese Kiser, Operations Manager

Denese Kiser serves as the Operations Manager for Haddon Property Group, working closely with the team to manage day-to-day activities and coordinate office priorities. Denese’s 20+ year background in providing customer service for Cigna in the health services industry and extensive prior experience in office administration has equipped her to provide strong support for Haddon Property Group investors and staff. Denese is a summa cum laude graduate of Glassboro State College, holding a Bachelor of Arts degree in Education, and she is a friendly voice you may hear when contacting Haddon Property Group.

Fatimah Ayeesha, Chief Financial Officer

Responsible for all financial aspects from accounting to corporate finance, she also oversees property accounting and cashflow activities. Her experience includes pivotal roles at Azure Prism, Skycable North Luzon, El Cielito Hotels Group, Philippine Phosphate Fertilizer and stag Phils. Inc. Graduating in Accountancy and becoming a Certified Public Accountant in 2007, Fatimah’s expertise drives financial excellence.
